From picking a price to preparing for showings, there’s a lot of things homeowners need to juggle in order to stay on top of it. Here are the basic steps of selling a home that ever homeowner needs to know so they can get an idea of what they can expect when they want to put their home up on the market.

Step 1:  Hire a Real Estate Agent

Some people think hiring an agent is optional, but for homeowners who want the best experience while selling and want to ensure they aren’t being taken advantage of, agents are a must. An agent will communicate with other agents and arrange showings for buyers, negotiate offers to get the best deal possible, file all the paperwork, and more. Hiring an agent is recommended for everyone selling a home, but for first-time sellers, they’re especially important. Agents are just too helpful for anyone to skip.

Step 2: Get an Appraisal

The most important part of selling a home is the price. Set it too high, and no one will buy, leaving the home to stagnate on the market. But set it too low, and the homeowner will lose out on money they need, which can have a huge impact on their finances. Homeowners should hire a professional to visit the home and give an appraisal. This combined with an agent’s insight to the market, the homeowner will be able to decide on an appropriate price for their home that won’t put off buyers or end up being a bad deal for themselves.

Step 3: Let the Offers Roll In

Once the home is on the market and buyers have had time to attend showings, if all goes well, the homeowner should receive offers through their agent. From here, they have three different options: accept, reject, and negotiate.  Accept and reject are straightforward: if an offer is fair and the homeowner is happy with it, accept the offer. If it isn’t, reject it. However, if an offer is close to being what they want, the homeowner can choose to open negotiations. From here, the agent will take over and speak directly with the prospective buyer’s agent to try to get a better deal that they will then accept.

Step 4: Finalize the Sale at Closing

The final step of selling a home in Kearney is to attend closing. Once the buyer and seller have both agreed to a price, move-in date, and all the other important details, the agents will compile all the closing documents. The buyer and seller will meet face to face, typically for the first time, to sign the papers and finalize the sale. Closing is also when the seller will give the buyer the house keys, mailbox keys, garage door opener, and so on. After this, the sale is official, and the process is finally over.
