Every home sale is different, but homeowners who have their paperwork properly assembled during the listing and sale process may find their real estate transaction easier to manage. Everything from documents regarding home improvements to warranties and sale receipts for new appliances can become helpful. Here are a few sets of documents or papers that home sellers may need when selling their homes.

Survey Documents

If a home seller has had a survey of their property in the past, they may use this document to clearly show the boundaries of the property for a buyer. The survey documents may come in handy if there is some question regarding the official size or dimensions of the lot. Survey documents also show that any home additions do not encroach upon the neighbor's property. These documents also prevent unfortunate misunderstandings that could lead to problems if the home buyer realizes that the property is much smaller or differently sized than originally thought.

Home Inspection Reports

If the home seller has had a home inspection, in many states, this inspection report may need to be disclosed to the buyer early on in the buying process. This report could assist many home buyers, who otherwise would need to obtain an inspection on their own. However, a home buyer should consider obtaining their own inspection due to the age of the sellers inspection or simply for piece of mind for the home buyer. Old or new inspection reports can be important documents, so be sure and discuss them with your real estate agent.

Certification of Remediation or Important Repairs

Most major home additions or repairs may need to be disclosed prior to when an offer is made. For example, if the foundation has recently been repaired, having this information on hand can help reassure buyers that the problem has been handled. Remediation documentation of mold or asbestos removal should also be made available to reassure home buyers that the home is now safe and has been well-maintained by the current owner.

Warranties for Home Systems or Home Improvements

When a new HVAC system or water heater is installed, there are usually accompanying warranties from the manufacturer or the contractor who performed the work. These warranties often carry over from one homeowner to the next, and can make the house more attractive to home buyers as a result. This information can be given to the home buyer when the house sells.

HOA Documentation

Homeowner associations often have a variety of rules, as well as amenities, that apply to the homeowners who live in their area. Sometimes these amenities may become relevant during the home selling process. Many HOA's have homeowner amenities such as swimming pools, playgrounds or clubhouses that potential home buyers should be made aware of. In addition, any rules and regulations of the HOA should be made available to potential buyers as well.

Most often however, a review of the HOA and the CC&R's is a part of the purchase and sale agreement. A review of these documents should be made by the potential home buyer to make sure they are aware of the rules, as well as the amenities, prior to purchasing the home.
